MUELLER | AUSTIN, TX 

Mueller is one of the nation’s most notable mixed-use communities located in the heart of Austin, Texas. The 700-acre community is designed to be a transit-oriented and pedestrian-friendly model of new urbanism and sustainability. The joint project between the City of Austin and Banbury Development features residential, commercial and retail space, including a town center, regional retail center and several major employment centers.

Mueller is planned for 6,900 homes (approximately half single-family and half multi-family) 25% of which are included in the Mueller Affordable Homes Program; 4.75 million square feet of commercial space including 750,000 square feet of retail space; and 140 acres of parks and open space. All development at Mueller is LEED®- certified or meets Austin’s highly acclaimed Austin Energy Green Building program.

In 2002, Catellus Development Corporation was selected as master developer, and a Development Agreement was executed in 2004. Construction commenced in 2005, with the first commercial tenants and residents moving in by 2007.

In 2024, Banbury Development assumed the role of development manager for Mueller, continuing the work with the same leadership team that has been involved since the project’s inception. In 2025, Banbury acquired Mueller from Catellus.
